Please bring your own bed linen as well as pillows, duvets and towels. Bed linen must be used on all occupied beds during your stay.
Access: Accommodation should be available from 4pm on the day of arrival but due to circumstances beyond our control, this may be delayed.
A front door key will be found within a Key Safe at the accommodation, details of which we will notify you of closer to your holiday date. All other required keys will be on the table within the property.
Departure is 10.00am on the last day. Please lock the door and return all keys to the Key Safe.
Use of the accommodation is only for the use of those persons specified in the Holiday Booking Details above.
The owners, or any representative, reserve the right of access to the accommodation at any reasonable time for the purpose of essential repairs.
Dogs: Only those dogs specified in the Holiday Booking Details may stay. They must not be left unattended at any time. It is your responsibility to clean up after your dog appropriately.
We further request that dogs are not allowed onto the furniture or beds. If your dogs do sit on the sofas, throws must be used in order to protect the furniture.
Please note that if upon your departure, we ascertain that there has been any damage to carpets or furniture by dogs, or if excessive cleaning is required, a supplemental cleaning charge of a minimum of £100 will be invoiced to you accordingly for the damage.
Cancellation policy (please see the Additional coronavirus-related rules and information section below for our coronavirus-related cancellation policy).
Please contact us if you need to amend or cancel your booking as soon as possible. Cancellations are subject to following refunds only:
- Cancellation more than 1 month before the Arrival date: 50%
- Cancellation between 1 week and 1 month before the Arrival date: 25%
- Cancellation 1 week or less before the Arrival date: 0%
If we re-let the caravan we will refund the total less a £50 administration fee. Holiday insurance is therefore recommended but not a mandatory requirement.
Electricity and Wi-Fi are included in the total cost. Wi-Fi is supplied by an external provider, their contact details are available. WiFi availability is therefore subject to any disruption by them in the availability of their service. Its use is bound by UK laws.
No smoking or vaping is allowed inside the accommodation.
Cleaning and breakages. The self-catering mobile homes are thoroughly cleaned and carefully checked after each holiday booking. We do expect that guests will leave the properties clean and in good order.
Please inform us of any breakages, damages or any other problems as soon as it occurs and allow us a reasonable opportunity to put it right. All breakages or damage by guests must either be replaced or paid for at the end of the stay.
The owners will not accept responsibility for loss or damage to any personal belongings including luggage, bicycles, pushchairs, cars or their content
Parking onsite is limited to one car per caravan. Additional parking is available on the gravel lane adjacent to the Park.
Charging of electric vehicles is currently not available or permitted at the Park. Please call us to discuss any requirements prior to booking.
Outdoor areas. Motorised scooters, ball games, frisbees, kites, drones, camera-copters, any remote controlled flying vehicle, candles, fires, and Chinese Lanterns, are not permitted to be used anywhere at Owlpen. No guns, knives, archery equipment or fireworks are to be brought on site.
Please note, the grass and paths can be slippery at any time due to weather conditions, you should take appropriate care around the grounds.
Children must be supervised by an adult at all times and play within the accommodation’s own fenced garden. The gravel yard, which is used for vehicle access to car parking spaces, must not be used as a playground.
Noise, including music systems, televisions and musical instruments, must not be used in a manner audible to other guests and all noise should be kept to a minimum after 22.30hrs in order not to disturb others.
Antisocial behaviour. If your behaviour is antisocial or in our reasonable opinion is likely to cause damage to accommodation, you will be required to leave immediately and will not be entitled to a refund.
Fire Safety: Please read the fire safety notice in your accommodation and familiarise yourself with the emergency action
Data Protection. Your personal data is only used for the purpose of your booking with us. We do not hold any of your financial information, do not send marketing emails or marketing material by post or telephone and do not pass details to any third party. It is understood that records have to be maintained solely for HMRC and immigration purposes.
After-sales, our complaints policy and guarantee. If you are not happy about the service you receive from us, please tell contact us and we will try to resolve your concern. Your statutory rights are not affected.
Additional coronavirus-related rules and information
If the holiday has not started and you are unable to travel to us to take your booked holiday due to HM Government travel restrictions which are in place either at Owlpen or at your home address, we will give a you a full refund including the deposit which has been paid for the period of time for the enforced closure. Under these circumstances, a full refund is only available 4 weeks prior to your arrival only. (For example, a holiday arriving in 5 weeks will not yet be eligible for this option until closer to the time).
If you are contacted by Track and Trace and are required to self-isolate or test positive for coronavirus, a similar policy will be adopted; you must not take your holiday with us during your period of isolation. Evidence may be required to be shown at management’s discretion to be eligible for a refund.
If a guest becomes unwell during their stay, we would ask that they return to their main residence in line with government guidance. We ask to be informed if anyone in the party becomes unwell or has a positive test for Covid 19.We cannot offer refunds if the guest needs to leave the property during their stay and return home.
If the guest is not well enough to travel home and needs to extend their stay in the property, they will be liable for the additional rental cost and any subsequent cancellations incurred. We would suggest guests have adequate travel insurance.

By making a booking with us, you acknowledge:
- You are coming to Owlpen at your own risk and you must take responsibility for your own, and those persons specified above on this Booking Form’s, health and hygiene.
- You are following government guidelines and law, including those relating to household/ support bubble/ group restrictions.
- You will always socially distance yourself from people outside your household & our staff, preferably at 2m apart or ‘1m plus’ as per the recent Government recommendation.
Please note the above policy may need to be modified or changed at any time as necessary to keep in line with government guidelines and law.
Before arriving: Please DO NOT travel to Owlpen if you or anyone in your household has COVID-19 symptoms. The most common symptoms of coronavirus (COVID-19) are recent onset of a new continuous cough or high temperature or a loss of, or change in, normal sense of taste or smell (anosmia). If you have these symptoms, however mild, stay at home (self-isolate) – do not leave your home or have visitors. Anyone you live with, and anyone in your support bubble, must also self-isolate. Get a test to check if you have coronavirus as soon as possible. Anyone you live with, and anyone in your support bubble, should also get a test if they have symptoms.
